When is a property check useful?
A check can help when an owner is away, before a planned return, after a period of vacancy or when a visible concern needs documentation. It provides a current snapshot of the agreed areas, not proof that every concealed system or part of the property is defect-free.
- The property has been vacant and you want a current visual update
- You need agreed photographs before arriving in Tbilisi
- A neighbour or building manager reported a visible concern
- You want a check before arranging cleaning or pest inspection
What can be checked visually?
The checklist is confirmed before access. Observations are limited to safe, accessible and visible areas; furniture, finishes or equipment are not dismantled.
How the check is organised
A useful check starts with a clear question. We agree the rooms, visible items, photographs and reporting format, then document what can safely be observed during the visit.
Define the checklist
Confirm the property, access contact, rooms, concerns and required photographs.
Complete the visual visit
Review only the agreed accessible areas without destructive testing or technical diagnosis.
Send the update
Report visible findings and identify issues that may require cleaning, pest assessment or a qualified specialist.
How to prepare for a property check
Provide accurate access instructions and identify the specific areas or concerns you want documented. If utilities, alarms, pets, occupants or building rules affect entry, disclose them before the appointment.
- Confirm the exact property and authorised access contact
- List the rooms, items and concerns to be checked
- Explain alarm, key, concierge or building-entry procedures
- Disclose occupants, pets and any known safety concern
- State the preferred photograph and update format
Do not ask for unsafe access, work at unprotected height, dismantling or testing of electrical, gas or plumbing systems.
SERVICE LIMITS
A visual check is not a technical inspection
Photographs and observations can document visible conditions, but they cannot prove that concealed wiring, plumbing, gas, structure, waterproofing or appliances are safe. Warning signs are reported for specialist assessment rather than diagnosed by EXTERMINATOR.GE.
- No structural or engineering opinion
- No electrical, gas or plumbing testing
- No valuation, inventory certification or legal report
- No destructive opening of walls, furniture or equipment
- No guarantee that hidden defects or pests will be found
If an immediate safety concern is visible, the visit may stop and the owner or relevant emergency service may need to act.
What determines the price?
Property checks are quoted individually. Price depends on property size, number of rooms, location, access process, requested checklist, photograph volume and reporting needs. Repeated visits are priced only after frequency and scope are agreed.
