When does a property need rental preparation?
The service is useful when an apartment is vacant, recently repaired, returning to the rental market or being prepared by an owner who cannot attend. It brings separate property tasks into one agreed sequence without replacing the owner, agent, landlord or legal adviser.
- A vacant apartment needs a documented readiness check
- Cleaning and property services must be sequenced before handover
- The owner needs photographs or a short condition update
- A visible issue may require an approved specialist before occupation
What can the preparation scope include?
The written checklist determines what is included. Each specialist service keeps its own assessment, safety instructions, access needs and quote.
How is rental readiness coordinated?
The process starts with the intended handover standard and current condition, then separates included work from owner decisions and third-party responsibilities.
Define the handover target
Confirm the property, access, expected date and physical tasks required before occupation.
Check and approve the scope
Document visible findings and obtain approval for cleaning, treatment or specialist work that is not already included.
Coordinate and report
Sequence the approved tasks and provide the agreed completion update without certifying hidden systems or tenant acceptance.
What should the owner provide?
Provide authorised access, the planned handover date, known defects, existing contractor information and a clear readiness checklist. Explain building, concierge, alarm, utility, pet or occupant rules that affect entry.
- Property address and authorised access method
- Target handover date and responsible owner or agent
- Known defects, recent repairs and unresolved moisture or pest history
- Requested photographs and update format
- Written approval process for additional work
Purchasing furnishings, holding deposits, signing documents and accepting the property on a tenant's behalf are not included automatically.
SERVICE LIMITS
Preparation is not rental management or technical certification
Rental preparation covers the agreed physical readiness process. It does not advertise the property, screen or communicate with tenants, set rent, negotiate or sign a lease, collect money, provide an inventory valuation or certify plumbing, electrical, gas, structural or code compliance.
- No rental listing, pricing or tenant acquisition
- No lease, deposit, rent or financial handling
- No hidden-defect or technical-system certification
- No guarantee of landlord, agent or tenant acceptance
- No unapproved purchases, repairs or specialist work
Third-party diagnosis, quotation, materials, workmanship, warranty and liability remain with the selected provider.
What determines the quote?
Rental property preparation is quoted from the checklist, condition and coordination required. The price is not the same as a cleaning-only quote because it may include a separate visual check, reporting and coordination.
